Why Should You Pay for Advertising?

 

Ask yourself: If every agent confidently claims they can sell your home, why should you be responsible for the advertising costs if it doesn't sell?


At Scott Collins @realty, we believe that your chosen agent should back their own words and protect your interests by covering advertising costs if the home doesn’t sell. It’s what we call a “No Sale – No Charge” policy.


As you will see below, electing to employ an agent with this policy has many benefits.

 

Benefits of a “No Sale – No Charge” Policy

 

Control Over Your Asset

 

When you select an agent who offers a “No Sale – No Charge” policy, you retain control over the sale of your biggest asset. This means the agent cannot use the advertising bill as leverage to push you into accepting an offer you’re not comfortable with.

 

Honest Pricing

 

Such a policy actually incentivises agents to be honest and accurate about the potential sale price of your property.


It creates a relationship that strikes a perfect balance. The agent doesn’t want to be too conservative on price for fear of losing your business, nor do they want to overquote (also known as “buying the listing”) and fail to deliver – resulting in the often-hefty advertising bill being theirs.

 

Aligned Interests

 

With this policy, the agent’s interests are aligned with yours. Not only are they incentivised to be honest about price, but they now need to make sure that the sales strategy is the one that will give BOTH the seller and agent the best chance of selling. Because the agent now only gets paid when you get a sale, this ensures their motivation is focused on achieving the best outcome for you.

 

Reduced Stress

 

There is always an element of uncertainty when deciding to sell, and you cannot completely eliminate stress. However, choosing an agent with a “No Sale – No Charge” policy certainly minimises it. You can relax and await the outcome without the added financial burden of paying for advertising if the sale isn’t successful.

 

Flexibility to Walk Away

 

Life is complicated. Circumstances change. Good agents understand that and have a mindset of long-term thinking with their clients.

I approached a number of real estate agents when I decided to sell and down size recently. They all explained how hard it was to give me a figure on what to expect and I choose an agent that told me the price I was after was very achievable. Within weeks of going on the market the agent told me my expectation was to high and asked me to lower it by 20%, which I did only to be told a few weeks later that they recommend I keep dropping it until it sold.
